What happens after closing?

YAY! Our favorite part of the deal has finally arrived! You've made it to the closing table with your clients! You worked so hard to coordinate the deposits, inspections, movers, and paperwork for your clients - now comes the fun part. You've reviewed the final settlement statement, signed all the closing documents, taken a celebratory photo and walked out the door. That's the end of the deal, right?

 

In true legal fashion, the answer is yes…and no.

 

After the actual settlement meeting, there's a lot more that goes on behind the scenes! Our paralegals and closing staff work hard to make the rest look seamless - but we're going to take you behind the curtain to see what happens before the magical words: "we're on record!".

 

  • First, documents are reviewed for accuracy and completion and then notarized appropriately.

  • We scan each document required for funding approval into our system and send securely to the buyer's lender for review.

  • The lender reviews our copies and approves or requests additional information.

  • We receive the lender's & buyer's funds for closing in our trust account.

  • We upload the Deed of Trust, Deed, and other applicable documents to the Register of Deeds for recording in the appropriate county.

  • The Deed of Trust and Deed go on record - ownership is official!

  • Our team funds and disburses the loan and our portal notifies all parties that we are officially on record!

  • We monitor the existing loans on the property for satisfaction and prompt the title insurance company to issue the final title insurance policy.

While you will walk out of our office with a smile, knowing that closing is “complete”, there are still several steps that will be completed before you are the official owner of your property. Our office will send out a message through our Qualia system once you are “on record” and the vested owner of your new home or land. Remember that our office will send you digital copies of all of your closing documentation through our Qualia portal, so you will have it close at hand if you need it. We always have copies available to us if you need anything at all!
